Auction Market Hits Strong Growth as Sellers Seek Certainty

Property auction activity across the UK has experienced a significant surge, with the number of lots offered increasing by more than a third in June compared to the same period last year. According to data from the Essential Information Group (EIG), a total of 4,008 properties were offered at auction during the month, representing a 35.3% year-on-year increase. Sales completed also climbed substantially, rising by 31.3%, whilst the total value of funds raised reached £519.7m—up 33.5% on June 2025.

The robust performance demonstrates continued investor and seller confidence in the auction process as a mechanism to achieve certainty during periods of economic volatility. However, the surge in available stock has outpaced buyer demand, resulting in the national success rate easing slightly to 65.3%—a reminder that whilst activity levels are climbing, competitive bidding environments remain essential for optimal outcomes.

Regional Performance and Sector Strength

Both residential and commercial sectors recorded strong year-on-year growth across the number of lots offered, sales completed, and funds raised. Regionally, the South West and Yorkshire and the Humber emerged as particularly strong performers during the April to June quarter, delivering substantial growth in activity and sales volumes.

London also posted impressive results, with both the number of lots sold and total value raised increasing by more than 20% year on year. Scotland recorded another sharp increase in auction activity, though success rates in the nation remained below the national average—a trend worth monitoring for investors considering Scottish property purchases.

EIG has suggested that the influx of properties to auction may partly reflect landlord portfolio reviews following the introduction of the Renters' Rights Act in May. The legislative shift has prompted many property owners to reassess their holdings, particularly in the residential sector where the assured shorthold tenancy model has been phased out. Investors exploring acquisition opportunities may find our BTL hotspot analysis useful for identifying regions where legislative changes are creating market opportunities.

Expert Outlook and Market Implications

Stuart Collar-Brown, president of NAVA Propertymark, commented on the positive trajectory: "The UK's auction market continues to deliver positive results, with lots increasing by 35% year on year and sales increasing by 31%. This shows that both buyers and sellers continue to see the value of auctioning their property as they seek certainty in a turbulent economic climate."

Collar-Brown highlighted that regional growth remains robust, with the South West and Yorkshire and the Humber delivering particularly strong performance. He also noted that legislative changes are influencing commercial sales volumes and values, as investors increasingly favour longer-term leases over the now-defunct assured shorthold tenancy arrangements.

The expert emphasised that realistic pricing remains crucial for success: "As long as properties are priced realistically to create a competitive bidding environment, it is encouraging to see the auction sector continuing to deliver growth."

What This Means for Investors

The 35% surge in auction activity presents opportunities for strategic investors willing to navigate a market with increasing stock availability. The easing success rate to 65.3% suggests that whilst demand remains solid, competition for properties is intensifying—meaning thorough due diligence and realistic valuations are essential.

Activity levels are expected to remain healthy through summer, supported by a steady flow of stock and sustained buyer demand, making this an active period for auction market participants.
