What does "below market value" mean?
We calculate the median price per square foot for each property type in a postcode sector using Land Registry data. Properties that sold 15% or more below this benchmark are flagged as BMV. The benchmark is based on verified floor area data from EPC certificates — not estimates.
Where does the data come from?
We combine three official data sources: Land Registry Price Paid Data for sale prices, EPC certificates for floor areas and energy ratings, and the Planning Data API for nearby planning applications. All data is from public sources — no scraped estimates.
How is the investment score calculated?
Score = (1 − asking_£/sqft ÷ benchmark_£/sqft) × 10, capped 0–10. A score of 8+ means the property is significantly below the sector benchmark. Adjustments are made for seller motivation signals and days on market. See the scoring diagram above.
Can I search any postcode in England?
Yes. Enter any postcode sector (e.g. WD17, N17, SW3) and we will fetch Land Registry and EPC data for that area. First-time searches may take a minute to process. Results are cached for future searches.
What is a short lease and why does it matter?
Leasehold properties with fewer than 80 years remaining trigger "marriage value" when extending — a premium split 50/50 with the freeholder. This significantly increases extension costs. Short lease properties are often discounted, making them potential investment opportunities if you can extend the lease post-purchase.
