1. About PropertyAlert

PropertyAlert.uk (“PropertyAlert”, “we”, “us”) is operated by Eightfinity Ltd, a company registered in England and Wales (Company number: 15528515). PropertyAlert provides a property investment research and analysis platform for residential property in the United Kingdom.

2. Acceptance of Terms

By accessing or using PropertyAlert.uk, registering an account, or starting a free trial, you agree to be bound by these Terms of Service. If you do not agree, do not use the service.

3. Not Financial or Investment Advice

PropertyAlert provides data, analysis tools, and research information for educational and research purposes only. Nothing on this site constitutes financial advice, investment advice, or a recommendation to buy, sell, or hold any property or investment.

All investment decisions are made at your own risk. Always seek independent financial and legal advice before making any property investment.

Past performance data shown on this site is not indicative of future results. PropertyAlert.uk is not authorised or regulated by the Financial Conduct Authority.

4. Free Trial and Subscription

4.1 New registered users receive a 7-day free trial of the Investor plan. No payment card is required to start a trial.

4.2 After the trial period ends, your account reverts to the free tier unless you purchase a subscription.

4.3 Investor subscriptions are billed monthly at the current published price. You may cancel at any time from your account settings. Cancellation takes effect at the end of the current billing period; no partial refunds are issued except where required by UK consumer law.

4.4 We reserve the right to change subscription prices with 30 days’ notice to existing subscribers.

5. Intellectual Property and Database Rights

5.1 All content on PropertyAlert.uk — including investment scores, short-let cashflow projections, property analysis, written content, design, and software — is the intellectual property of Eightfinity Ltd and is protected by copyright and database rights under UK and EU law.

5.2 The compiled database of enriched property listings, investment scores, and market data is a proprietary database protected under the Copyright and Rights in Databases Regulations 1997. Substantial extraction or re-utilisation of this database is strictly prohibited.

5.3 “PropertyAlert” is a trading name of Eightfinity Ltd. You may not use this name, or any confusingly similar name, in connection with any competing product or service.

6. Prohibited Uses

You may not:

• (a) Scrape, crawl, spider, or otherwise automatically extract data from this site by any means, including but not limited to bots, scripts, browser automation tools, or data extraction software;
• (b) Copy, reproduce, republish, or redistribute any content from this site for commercial purposes without our prior written consent;
• (c) Use data obtained from PropertyAlert to build, train, or improve any competing product or service;
• (d) Reverse engineer, decompile, or attempt to extract the source code of any part of PropertyAlert’s software or scoring algorithms;
• (e) Share, resell, or distribute your account credentials or subscription access to third parties;
• (f) Use the service for any unlawful purpose or in violation of any applicable law or regulation;
• (g) Attempt to circumvent any access controls, paywalls, or security measures on this site.

Breach of these prohibitions may result in immediate account termination and may give rise to legal liability.

7. Data Accuracy and Disclaimer

7.1 Property data on PropertyAlert is sourced from publicly available listings on Rightmove and Zoopla and is provided for research purposes. We do not guarantee the accuracy, completeness, or timeliness of any listing data.

7.2 Short-let income projections are estimates based on market data and should be treated as indicative only. Actual rental income will vary based on property condition, management, seasonality, and market conditions.

7.3 Investment scores are generated by our proprietary model and represent our analytical assessment only. They are not valuations and should not be relied upon as such.

8. Account Termination

We reserve the right to suspend or terminate any account that violates these terms, at our sole discretion, without notice.

9. Limitation of Liability

To the maximum extent permitted by law, Eightfinity Ltd shall not be liable for any indirect, incidental, special, or consequential loss arising from your use of PropertyAlert, including but not limited to loss of profits, loss of data, or financial loss resulting from any property investment decision. Our total liability to you is limited to the amount you paid us in the preceding 3 months.

10. Governing Law

These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.

11. Changes to These Terms

We may update these terms from time to time. Continued use of the service after changes are posted constitutes acceptance of the updated terms. Material changes will be communicated to registered users by email.
