Glasgow dominates speed-of-sale rankings
Homes in Glasgow are selling faster than anywhere else in the UK, with properties typically agreeing a sale in just 11 days, according to new research from property management software provider Alto. The firm analysed data from more than 6,000 estate agents across the country, revealing significant regional variations in how quickly properties move.
Worcester and Belfast follow Glasgow in the rankings, but the Scottish city's 11-day average stands out dramatically against the national figure of 30 days on the market. By contrast, London matches the national average exactly at 30 days, ranking 21st in the analysis, whilst Wakefield emerges as the slowest market, with homes taking 63 days to sell.
Riccardo Iannucci-Dawson, CEO at Alto, highlighted pricing strategy as the key differentiator: "Homes in Glasgow are typically agreed in just 11 days – the fastest anywhere in the country. What we're consistently seeing in Glasgow this year is agents who know their patch inside out and price a home right from day one."
Property type matters: terraces sell fastest
Beyond geography, the research reveals clear patterns in which property types shift quickest. Terraced and semi-detached homes are the fastest-selling property types nationally, typically agreeing an offer within 26 days of listing. Detached properties take considerably longer at 41 days on average, whilst retirement accommodation and park homes take substantially longer – 98 and 96 days respectively.
Flatted properties have experienced concerning slowdown, with the time to sell increasing by 34 per cent over the past 12 months, from 29 days to 39 days. One-bed and studio properties have similarly deteriorated, rising 31 per cent from 32 to 42 days. This trend suggests investors focusing on BTL investment hotspots may wish to scrutinise flat-based strategies more carefully.
Mark Adams, managing partner of G&S Properties in Glasgow, attributes the city's strength to fundamental market dynamics: "The Glasgow market is strong due to a chronic undersupply of property at accessible price points and a surge in demand for both urban and rural living."
Pricing precision in the first fortnight
The data underscores a critical principle for sellers and investors alike: the first 14 days on the market are crucial. Properties priced competitively from day one move quickly, whilst those listed optimistically typically require price reductions over subsequent months – a far less efficient approach.
