A new study from LPL, a property law firm, has mapped the emotional journey of first-time buyers searching for their ideal home, revealing when the initial excitement turns to stress and frustration. The First-Time Buyer Anxiety Index, launched in August 2026, surveyed thousands of buyers to identify the key pressure points and mental health impacts throughout the property search process.

The research uncovers a clear pattern: excitement builds gradually through the first few viewings before peaking around the fourth or fifth property, then declining sharply as the search extends beyond 10 viewings. Stress levels, by contrast, climb steadily throughout the entire journey, creating an increasingly challenging experience for those unable to secure a home quickly.

When Excitement Peaks and Stress Sets In

Just one in five first-time buyers feel excited at the very start of their property hunt. This rises to 47% by the fourth or fifth viewing—the identified "sweet spot" for mental wellbeing. However, the positivity begins to fade significantly after this point, dropping to 30% among those who have viewed six to 10 properties, and falling further to 25% for those conducting 11 to 20 viewings. Beyond 20 viewings, excitement levels take a dramatic nosedive.

Stress tells a different story. Only 10% of first-time buyers experience notable stress during their first property viewing. This gradually increases to one in five by viewings six to 10, then jumps 14 percentage points once the search exceeds 10 properties—leaving more than one in three buyers feeling stressed. Anxiety follows an almost parallel trajectory, with both stress and anxiety peaking in the later stages of the search.

Overall, approximately one-third of first-time buyers report feeling excited about searching for a property, though this varies significantly depending on how far through the process they are.

Identifying Pain Points in the Purchase Journey

Louise Stephens-Pantoja, head of operations at LPL, highlighted the broader challenges that contribute to rising stress levels: "It is positive to see that the overwhelming feeling for first-time buyers is excitement, but it is clear that signs of stress and frustration can creep in the longer that search goes on."

The research identifies several unexpected obstacles that derail buyer confidence, including gazumping (where a seller accepts a higher offer after agreeing to a lower one), transaction delays, and the difficulty of finding a property that meets their specific requirements. Many buyers enter the process feeling optimistic and prepared, only to encounter these hurdles that significantly impact their mental health.

For investors and property professionals, understanding these emotional triggers is valuable when supporting first-time buyers through transactions. Early intervention and transparent communication during the fourth to fifth viewing window—when confidence is highest—may help maintain momentum and reduce abandonment rates.
