85% of sellers demand 24-hour response times from estate agents

The modern seller's expectations: Speed is everything

Home sellers across the UK now expect estate agents to respond, provide updates and take action within 24 hours at virtually every stage of the property sales process, according to research from Street Group surveying 1,830 current and recent home sellers.

The findings reveal a significant shift in how sellers view agent communication, shaped largely by consumer expectations formed through digital services where instant responses and real-time updates have become the norm. The data presents both an opportunity and a challenge for UK estate agents navigating increasingly demanding client expectations.

Response times: From enquiry to completion

The pressure for speed begins before a property even reaches the market. A substantial 85% of sellers expect an initial response to an enquiry about selling their home within 24 hours, with one in five considering anything longer than four hours unacceptably slow. Only 4% would tolerate waiting more than two working days for a response.

Once a property is listed, expectations remain demanding. Nearly 80% of sellers want viewing feedback delivered within 24 hours, including 12% who insist on feedback within four hours. When prospective buyers show interest or ask questions, 82% expect notification within a day, whilst almost a third (30%) demand contact within just one hour.

The pressure intensifies when offers arrive. Almost two-thirds (63%) of sellers expect immediate notification or contact within an hour of an offer being received, whilst a striking 96% insist on being informed the same day. This reflects the critical nature of offer negotiations and the seller's natural anxiety during this pivotal stage.

During negotiations, the demand for regular updates remains high. More than a third (35%) of sellers expect at least one communication every day, whilst a further quarter accept updates every two to three days. Only just under a quarter are content to hear from their agent only when significant progress has been made.

Even after a sale is agreed, expectations for responsiveness do not diminish. Over 63% of sellers expect same-day responses to questions or update requests, whilst 85% anticipate replies within 24 hours.

Digital expectations reshaping the property sector

Heather Staff, co-founder of Street Group, highlighted the influence of digital consumer culture on these expectations: "The data paints a very clear picture. Sellers increasingly expect estate agents to operate on a same-day timescale. Across almost every stage of the sales journey, the expectation is that communication happens within 24 hours."

Staff acknowledged the inherent tension between client expectations and operational reality: "For agents, delivering that level of service consistently can be challenging when teams are managing multiple transactions and competing priorities. However, communication has become a key part of the customer experience and a major factor in building trust."

The research underscores a fundamental truth in modern property selling: responsiveness is no longer a nice-to-have feature but a core expectation. Agents and property professionals who fail to meet these communication benchmarks risk damaging seller relationships and potentially losing market share to more responsive competitors.
