A ranking based on live listings, not opinion
Every active listing PropertyAlert tracks gets an investment score from 1–10, based on its discount to the real Land Registry-benchmarked value for its postcode sector. Averaging that score across a city, and counting how many listings score 7 or above, gives a genuine, current answer to "where are the BMV deals right now" — not a guess based on general reputation.
The ranking, as of today
Across the 12 UK cities PropertyAlert tracks in depth: Newcastle leads clearly, with 525 active listings averaging a 4.87 investment score and 148 scoring 7 or above — genuinely below-market by any reasonable definition. Sheffield (4.14 average, 56 high-scoring listings), Liverpool (4.08, 80 listings) and Manchester (3.88, 67 listings) follow. Birmingham has the largest active volume at 673 listings but a lower average score of 3.82. At the other end, Nottingham and Derby both average 2.47, with far fewer genuinely discounted listings currently active.
Why this changes, and why it's worth checking again
These numbers move as listings are added, sell, or get relisted — a city with a thin BMV pipeline this month can shift within weeks as new distressed or motivated-seller stock appears. Treat this as a live starting point for where to focus search effort, not a permanent verdict on any city's investment case.
